Four Season Porch Renovation
This page is currently under construction.
The customer requested to turn this screened in porch into a four season room.
Upon my initial inspection, I determined that the porch was not properly built and in violation of several State Building Codes. I went to the building department and found that the Planning and Zoning Permit had been signed off but the Building Inspector was never called for the final inspection and the Building Permit that stated the project was completed, was never signed off. Had a final inspection been done, the building inspector would have required the contractor to remove the porch and start over.
I requested that an initial inspection be made prior to any demolition. The Building Inspector determined, as I had anticipated, the porch needed to be totally removed and completely rebuilt in compliance with State Building Codes.
The following pictures are of the existing porch.
The home owners are both physically challenged and on a fixed income. This is the third time this porch had to be delt with.
The following pictures show how the porch was constructed.
I called the building inspector to render an opinion as to the extent of work needed to make the final addition.
He stated that I had to start over from the ground up.
Having rebuilt the foundation, I proceeded to start reconstruction.
